Radon is a danger to your family that you cannot see or smell. Radon gas can be
hazardous wherever it is found, but if it is in your home, it can endanger you, your family and
your deal to sell your house. The good news is that if radon gas is detected in your home, it can be
remediated easily and inexpensively. Many times you may be able to fix the problem yourself. Of
course, that assumes that an inspector has not found it first. If he has found radon in your home,
then you will most likely have to have it professionally remediated and a new radon test conducted
if you want to save the deal.
If, during a home inspection, radon gas has been detected, your buyer is going
to be very concerned and keeping the deal together will almost certainly require the kind of
assurances that only professional radon remediation and retesting can provide. Also, if radon gas
is detected and the deal falls through, you will have to disclose to new prospects the fact that
radon gas has been found in your home.
What Is Radon?
Radon is a naturally occurring colorless, odorless gas, given off by decaying uranium. It has been
detected all over the United States. Whether you are at work, school or play you always are at risk
of inhaling radon. The greatest threat, however, from radon is home. That is because we spend most
of out time at home.
Radon Health Risk
Radon causes lung cancer; a simple, but ugly fact. After smoking, radon causes most lung cancers.
Obviously, if you or someone in your family is a smoker and there is radon in your home, the risk
of developing lung cancer goes up dramatically.
Who Let the Radon Gas In?
Second, I installed those wire leaf guards where the downspouts come out of the gutters.
This has saved a huge amount of time as I no longer have to flush the downspouts, meaning I do
not have to haul the hose up the ladder with me.
Because radon gas comes up through the ground, any enclosed space that is in contact with the
ground can accumulate and trap radon gas. It gets into houses through cracks in the basement floor
or concrete slab, through cracks in the foundation, through utility access openings, through wells,
and occasionally through contaminated building materials.
Test for Radon
Testing for radon gas is the only way to detect its presence. Fortunately, it is easy and
inexpensive to test for. Radon testing kits are available at hardware and other stores. You can also
have your home professionally tested for radon gas.
We recommend that before you put your house up for sale, you get a radon testing kit and find out if
there is radon gas present. Sometimes it is better for sellers no to know about a potential defect,
but because one in fifteen houses does have radon gas present, there is a good possibility that it
is in your house. Even if you are not selling your house, it is a good idea to pick up a radon
testing kit and test for radon gas.
