Here we show sellers how to find comparable houses, including an easy to use search tool.
Check Out The Competition
Today's buyers are very knowledgeable. If they have been looking for a while, chances are they have
already seen many houses similar to yours. So, why not do as your buyers do: Start looking.
Look at houses in your area and comparable areas. Try to find houses on lots that are as much like
yours as possible.
HINT: Be sure to pick up any literature in the houses you visit, especially the Listing Sheet and
any brochures. These will come in handy when you start to write your own.
Go Surfing
You can do your own CMA (Comparable Market Analysis) by using the Internet. Many Internet services,
such as www. smarthomebuy. com or www. zillow.com, provide comparables for most houses. At these web
sites, you typically enter your address and, for free or a nominal fee, usually around $10, quickly
get a list of recent sales in your area including location, size, and features. Then, using this
list, you can make your own comparisons.
A site we particularly like and find useful for finding comparables is www.trulia.com.
Realtors are using it, why shouldn't you?
Below is a very good search tool from trulia.
You can use it in your hunt for comparables for pricing.
Scan Local Newspapers.
They usually have more local real estate listings than the large metropolitan dailies and they
often run stories about how much the average price for a house in your area has gone up. This is
good background information.
Call A Realtor.
Why a realtor? Because they have instant access to all of the listings in your area and the
expertise to assemble a reasonable CMA.
Why would an agent help you when you're planning to sell on your own? Agents will generally provide
a CMA even if you're thinking of being a FSBO, because they know that the majority of for sale by
owners will eventually turn their listing over to a realtor and they want to be that realtor you
turn to first.
