Summary: The electrical system, including the wiring, switches, outlets, circuit breakers, fuses, and panel box is one area you can be sure an inspector will check out.
Like the other systems in your house, the electrical system must be in
operating condition and be safe. Local building codes govern this as well as the other areas.
Here are the things an inspector is going to checking. Save yourself future headaches by making
sure before the inspection that:
All of the switches work.
All of the sockets in plug-ins are hot.
Any light bulbs need changing? (Do yourself a favor and replace any burned out bulbs. Now is the time!)
Any ceiling fans are in working order.
There are GFCI receptacles in the kitchen or bathroom and that they are working properly.
The doorbells, front and back, are working
Smoke detectors, carbon monoxide detectors and other alarms are installed properly and working.
The electrical boxes, all of the junction boxes, all of the switches and outlets have covers.
The size of the electrical service coming into your house in terms of amps, (100 amps, 200 amps, etc.,) conforms to the applicable code standards. A quick call to your local building department should give you the answer.
WHAT TO DO: If there are problems and you are not sure how to correct them, GET THEM PROFESSIONALLY REPAIRED BY LICENSED CONTRACTORS!
NOTE: In most areas, the sale of an existing house does not require that you bring the electrical supply up to what is required for new construction. You could be "grandfathered" in
at what was required when your house was built. Of course, the electrical service must meet current safety requirements.
